Image: Kilian O&#8217;Sullivan.<\/p><\/div>\n<p>At first, this 1920s detached property may not have seemed like a good match, especially since it was dark and cramped. Poorly planned extensions blocked light, and the house had no \u2018flow\u2019.<\/p>\n<p>Yet Nichola, who owns design firm <a href=\"https:\/\/www.noordinaryhouse.com\" target=\"_blank\" rel=\"noopener\">No Ordinary House<\/a> and Stanton, an investor, saw only potential.<\/p>\n<p>Inspired by the USA\u2019s east-coast beach homes, Nichola and Stanton had a vision of connecting their new home to the garden, improving light and flow, and gaining more space.<\/p>\n<p>Working with the forward-thinking practice <a href=\"http:\/\/mulroyarchitects.com\" target=\"_blank\" rel=\"noopener\">Mulroy Architects<\/a>, they agreed a design that created two key sightlines.<\/p><div class=\"gdmag-content-2\" id=\"gdmag-1543291508\" data-cfpa=\"19928\" data-cfpw=\"19928\"><div class=\"gdmag-adlabel\">Advertisements<\/div><!-- code from Primis - granddesignsmagazine.com -->\r\n<script type=\"text\/javascript\" language=\"javascript\" src=\"https:\/\/live.primis.tech\/live\/liveView.php?s=116493&schain=1.0,1!grv.media,65,1\"><\/script>\r\n<!-- code from Primis --><\/div><script type=\"text\/javascript\">;new advadsCfpAd( 19928 );<\/script>\n<p>The first sightline is from the front door to the back garden. The second is from the ground to the sky, via a galleried staircase and an atrium in a new extension that replaced existing additions.<\/p>\n<p>The couple then pushed harder and requested a new basement level, now used as a study, screening room and bar, but which could also be a self-contained apartment in the future.<\/p>\n<h2>A Living Plant Wall: A Home That Breathes<\/h2>\n<p>Significantly, at the heart of this basement is a two-story internal courtyard and a living plant wall created by <a href=\"http:\/\/tapestryverticalgardens.com\" target=\"_blank\" rel=\"noopener\">Tapestry Vertical Gardens<\/a>\u00a0This is open to the sky, allowing daylight and fresh air to flood into the rooms on the lower levels.<\/p>\n<p>\u201cIt can be seen from 6 areas of the home, letting in natural light and giving a sense of connection to the property,\u201d says Nichola.<\/p>\n<div id=\"attachment_24576\" style=\"width: 640px\" class=\"wp-caption aligncenter\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-24576\" class=\"wp-image-24576 size-large\" src=\"https:\/\/www.granddesignsmagazine.com\/wp-content\/uploads\/2025\/06\/lo8-700x864.jpg\" alt=\"A living plant wall, otherwise known as a vertical garden, two storeys high connects the basement to the sky in this open air internal courtyard. Image: Kilian O&#8217;Sullivan<\/p><\/div>\n<p>Additionally, the couple made other changes, including\u00a0 removing a landing and creating a view up into the new loft extension.<\/p><div class=\"gdmag-prop-primary-mpu\" id=\"gdmag-1439052626\" data-cfpa=\"20294\" data-cfpw=\"20294\"><div class=\"gdmag-adlabel\">Advertisements<\/div><div class=\"GRVMpuWrapper\"><div class=\"GRVAd inline\" data-ad-type=\"mpu\" data-ad-sizes=\"[[300,250]]\" data-ad-refreshmapping=\"always\"><\/div><\/div><\/div><script type=\"text\/javascript\">;new advadsCfpAd( 20294 );<\/script>\n<p>The two bedrooms here are used by the couple\u2019s sons, who are both teenagers.<\/p>\n<p>\u201cCreating a house that always had a view of the sky was key,\u201d explains Andrew Mulroy, Director at <a href=\"https:\/\/mulroyarchitects.com\" target=\"_blank\" rel=\"noopener\">Mulroy Architects<\/a>.<\/p>\n<h2>Design in Harmony<\/h2>\n<p>Throughout the design, the new living spaces interconnect.<\/p>\n<p>Previously, where walls once blocked the view of the rear garden, this now flows naturally and pulls you through the house.<\/p><div class=\"gdmag-prop-in-content-mpu\" id=\"gdmag-2247320909\" data-cfpa=\"20294\" data-cfpw=\"20294\"><div class=\"gdmag-adlabel\">Advertisements<\/div><div class=\"GRVMpuWrapper\"><div class=\"GRVAd inline\" data-ad-type=\"mpu\" data-ad-sizes=\"[[300,250]]\" data-ad-refreshmapping=\"always\"><\/div><\/div><\/div><script type=\"text\/javascript\">;new advadsCfpAd( 20294 );<\/script>\n<p>\u201cWe love the lounge area with its dramatic sloping ceiling, sandwiched between the courtyard and the <a href=\"http:\/\/cortizo.com\" target=\"_blank\" rel=\"noopener\">3m high glass doors<\/a>, and allowing us to see the ancient oak tree in the garden,\u201d says Nichola.<\/p>\n<h2>Planning Precision<\/h2>\n<p>Although the home is not in a conservation area, the architects were concerned that such a large project may be refused as a single application, so Andrew Mulroy divided it into three separate applications.<\/p>\n<p>These included a certificate of lawfulness for the loft and prior approval for the ground floor &#8211;\u00a0part of the strategy to gain full planning for the 7.5 m deep basement. All were approved.<\/p>\n<h2>Digging Deep<\/h2>\n<p>The basement is a reinforced concrete \u2018box\u2019. This is well insulated and sits below the new extension and under half of the original building. &#8211; t<\/p><div class=\"gdmag-prop-in-content-mpu-2\" id=\"gdmag-1051810884\" data-cfpa=\"20294\" data-cfpw=\"20294\"><div class=\"gdmag-adlabel\">Advertisements<\/div><div class=\"GRVMpuWrapper\"><div class=\"GRVAd inline\" data-ad-type=\"mpu\" data-ad-sizes=\"[[300,250]]\" data-ad-refreshmapping=\"always\"><\/div><\/div><\/div><script type=\"text\/javascript\">;new advadsCfpAd( 20294 );<\/script>\n<p>With the water table high in this area, there are three \u2018lines of defence\u2019 against waterhese are waterproof concrete with a sealing coat, an internal tanking membrane, and a sump pump with an alarm. Image: Kilian O&#8217;Sullivan<\/p><\/div>\n<h2>Sustainable and Smart<\/h2>\n<p>Another key aspect of the project for Nichola and Stanton was environmental sustainability.<\/p>\n<p>The living plant wall is not only a focal point, but it also improves air quality and supports biodiversity.<\/p>\n<p>Other \u2018green\u2019 decisions include wall and roof insulation.<\/p>\n<p>The original house is solid brick, so Nichola and Stanton clad this in mineral wool and render to upgrade the insulation.<\/p><div class=\"gdmag-prop-in-content-mpu-3\" id=\"gdmag-2072059093\" data-cfpa=\"20294\" data-cfpw=\"20294\"><div class=\"gdmag-adlabel\">Advertisements<\/div><div class=\"GRVMpuWrapper\"><div class=\"GRVAd inline\" data-ad-type=\"mpu\" data-ad-sizes=\"[[300,250]]\" data-ad-refreshmapping=\"always\"><\/div><\/div><\/div><script type=\"text\/javascript\">;new advadsCfpAd( 20294 );<\/script>\n<p>The mineral wool is a natural product that was also used to insulate the large timber and steel -framed extension.<\/p>\n<p>All the original single-glazed windows were replaced and there are <a href=\"http:\/\/uksolargeneration.co.uk\" target=\"_blank\" rel=\"noopener\">solar PV<\/a> panels on the south-facing roof, which offset the home\u2019s energy needs.<\/p>\n<h2>A Designer\u2019s Eye<\/h2>\n<p>Despite so many innovative ideas in the house design, the project ran smoothly, says Andrew Mulroy, and Nichola also being a designer was a bonus.<\/p>\n<p>\u201cWe shared a language of design and an understanding of the spatial qualities of architecture,&#8221; says Andrew.<\/p>\n<p>Nichola of course, took charge of the interior design herself.
